Property and account settings
Everything that describes your property, your organization and you as a user lives under Settings: the gear icon in the header, or Settings in the menu under your avatar. It opens on your profile at /settings/profile.
The settings menu has three groups:

Pages your role cannot open are not shown at all. On a phone the menu turns into a drop-down at the top of the screen.
Switch between properties
The rounded button with the property name in the header is the property switcher. Open it to see every property you have access to; if you belong to several organizations, the list is grouped by organization. Pick another property and the page reloads inside it.
Conversations, guests, settings and reports always belong to the active property. If something you expected is missing, check the switcher first.
Create at the top of the list — or Add Property on the Property settings page — adds a new property to the current organization. It starts with the same Smart Import or manual entry as the setup wizard, and the new property becomes active once it is saved. Only owners and managers can create properties, and the button is disabled when your plan's property limit is reached.
Describe your property
Property Settings holds what the AI and your team need to know about the place itself. Save Changes at the bottom saves the whole page.

Picking an address from the suggestions also fills in the city, the country, the currency and the timezone — but only those that are still empty.
The check-in and check-out times matter beyond the AI's answers: a departure later than check-in keeps the room occupied on the departure day, and the times are used when a PMS sends a reservation without its own.
Changing Language on a property that already has content asks you to confirm. New articles, gaps and AI replies will be in the new language; nothing already written is translated.
A link that is not a valid address is outlined in red, and the page cannot be saved until it is fixed.
Administrators and viewers can read this page but not change it.
Tourist tax
The Tourist tax card tells the AI whether the tax is part of the price it quotes. How it is charged has three choices:

Until someone makes a choice the card shows Not configured, and every quote is for lodging only.
For Charged on top of the nightly price you also choose Who takes the money: added to the payment, so the guest pays it with the booking, or paid at the property. The first option needs a connected payment provider — without one it is greyed out with the reason next to it.
The rate — per adult, per night — is kept as a list of Rate periods, because city councils change it. Add rate with an In force from date opens a new period and closes the previous one; bookings already quoted keep the rate they were quoted at. A period that has not started yet can be removed; one that has already applied can only be closed.
Rate periods save as soon as you add or close them. The choice above them still needs Save Changes.
Two warnings are worth reading rather than dismissing:
- No rate covers today. Greetio does not treat a missing rate as zero — the tax is simply left out of every quote until you add the current one.
- Full prepayment with the tax paid on site. The guest pays everything online and is charged again at reception. The warning does not block saving; change one of the two settings.
Delete a property
The Danger Zone at the bottom of the page is shown to owners only. Delete Property lists exactly what goes with it — channels, conversations, knowledge base sources, rooms, rates, services and promotions — and asks you to type the confirmation text shown in the dialog. The only property of an organization cannot be deleted.
Set up the organization
Organization is available to owners and managers and has two settings:
- Organization name — at least two characters.
- Share org knowledge base across properties — when it is on, articles marked for the whole organization apply to every property and take priority over a property's own answers. When it is off, each property stays isolated.
Your profile
On Profile Settings you change what colleagues see:
- Change Avatar — upload a photo,
- Display Name — how you appear in the team and in conversations,
- Email — shown for reference; it cannot be changed here.
Save Changes saves the avatar and the name together.
If you sign in with email and password, a Security section lets you change the password: the current one, then the new one twice, at least eight characters. People who sign in another way do not see it.
Owners also see a Danger Zone with Delete Account. Deleting your account removes you from every organization; an organization where you are the only owner is deleted with all its data, and the dialog says which ones before you confirm. Other members are removed by an owner or a manager on the team page — see Team and roles.
Choose the interface language and theme
The menu under your avatar has two submenus:
- Language — English, Українська or Italiano. Greetio tries to guess the language on your first visit and remembers your choice.
- Theme — Light, Dark or System.
The interface language changes only what you see. It does not touch the property's Language setting above or anything guests receive.
Decide how chats are routed
Inbox settings has four switches. Each one is saved the moment you flip it.

For auto-resolve you choose Silence before resolving: 30 minutes, 1, 3, 6, 12 or 24 hours. A chat still waiting on an unanswered guest message is never auto-resolved. With auto-resolve off, idle chats are archived rather than resolved, and the resolution rate in Analytics stays at 0%.
Take payments
Connect a payment provider
Payment systems is for owners and managers. It holds two separate monobank contracts:
- Monobank — card acquiring. Paste the token from your Monobank merchant cabinet and press Save & test; Greetio checks it before saving, and the money goes to your own account. Once connected, Let AI send pay links allows the AI to send guests a pay link in chat. Who issues the fiscal receipt (ПРРО) is set here as well: nobody, your PMS, or a ПРРО linked in your Monobank cabinet.
- monobank · Pay in parts — the guest splits a payment into instalments and approves them in the monobank app. Enter the Store ID and the signing key from that contract, and tick the numbers of payments your contract allows, from 3 to 25. The guest chooses among them in the booking widget.
Message after payment links to the AI Autopilot setting that holds the confirmation the AI sends once a guest has paid.
Track pay links
Every pay link — sent by the AI, created by hand or paid through the booking widget — is listed under Manage → Payments, at /payments. Owners and managers can see it.
The table shows when the link was created, who it is for, the amount, the status, the source (AI, Manual or Booking module) and the description. Filter by status, search by reference, description or invoice, and Export CSV to take the current selection with you.

New payment creates a link by hand: amount in UAH, description, an optional reference and an optional guest. Copy the link and send it wherever you like.
An unpaid link can be cancelled; a held or paid one can be refunded to the guest through Monobank. Both ask for confirmation.
Current limits
- Payments go through monobank only. Hand-made pay links are in UAH.
- Deleting is owner-only. Managers cannot delete a property or the account.
- The number of properties depends on the plan. When the limit is reached, Add Property stays disabled.
