Analytics
Analytics shows how Greetio is working for your property: how much the AI handles, how fast guests get an answer, which channels are busy and what the conversations turn into. Open Analytics in the header, at /analytics.
Analytics and the ads report are for owners and managers. Administrators and viewers do not see them.
Pick the period and the channels
The bar at the top filters the whole page:
- the period — Last 7 days, Last 30 days (the default), Last 90 days or Month to date;
- All channels, or a selection of Telegram, WhatsApp, Viber, Instagram, Facebook and Web;
- the property, when you have more than one;
- Compare to previous period — on by default, it adds the change against the same length of time just before.
The line under the bar repeats the dates you are looking at, so a screenshot or a printout is never ambiguous.

Summary has six tiles:
| Tile | What it tells you |
|---|---|
| AI automation rate | The share of conversations the AI handled |
| Resolution rate | The share of conversations that ended resolved |
| First response (AI vs human) | How quickly guests got a first answer, from the AI and from people |
| Time to resolution | How long it took to resolve a conversation |
| Staff time saved | Time the team did not spend answering, marked Estimated |
| AI draft acceptance | How often the team accepted the AI's drafts |
Resolution rate depends on auto-resolve in Inbox settings: with it switched off, idle chats are archived rather than resolved and the rate stays at 0%.
Overview below the tiles draws the automation and resolution rates over the period.
Go deeper by section
The rest of the page is split into sections. On this page, on the right, jumps straight to any of them.
| Section | What it covers |
|---|---|
| AI Performance & Automation | How much the AI assistant handles, and how well |
| Speed & Responsiveness | How fast guests get a reply, and which inquiries slip through |
| Channels & Integration Health | Volume and traffic patterns per channel, and integrations that may be failing silently |
| Knowledge Base & AI Quality | How complete the knowledge base is and whether the AI answers from it |
| Bookings | Reservations from your PMS and manual entries |
| Operations | Team workload, task deadlines, notifications and escalations |
| Guest Satisfaction | Signs of dissatisfaction in conversations |
| Post-stay Feedback | What guests said when asked after checkout — shown if you have access to feedback |
| Conversation Lifecycle | Resolved on first contact, reopened, time spent in each status |
| Upsell Revenue | Add-on services sold with bookings, by the AI and by staff, and the best offers |
| Conversation → Booking Attribution | From conversation to a linked, confirmed reservation, and the revenue it influenced |
| Social / Threads | Replies, mentions, response times and moderation on Threads |
Export a report
Export in the top right offers three files for the current filters:
- Download PDF report — a presentable report;
- Download Excel workbook — the figures in spreadsheet form;
- Download CSV (raw data) — the raw data for your own analysis.
When the period is exactly one calendar month — for example Month to date on the last day of a month — the PDF is also kept for you. All kept reports are listed under Past reports, at /analytics/reports, one per month, each with Download.
See which ads bring guests
The ads report answers a narrower question: which campaigns, sources and channels started conversations, and what those conversations booked. Open Manage → Ads, at /ads.
Set it up
- Period — Today, Yesterday, the last 7, 30 or 90 days, Month to date, or Custom range of up to 400 days. Days follow the property's timezone.
- Channels — the same list as in Analytics, plus the booking widget.
- Search — Search campaign, source or ad.
- Attribution model — Last touch or First touch: which of the guest's ad clicks gets the credit.
Read the results
Four tiles sum up the period: Conversations from ads, Bookings from ads, Booked amount and Attributed share — the part of all conversations whose source is known. Each is compared with the previous period of the same length.
How to read these numbers, under the tiles, is worth reading once:
- every figure is a floor, not a share of all bookings — only what could be linked to an ad is counted;
- conversations and bookings are filed under the day the conversation started, so recent periods keep growing as bookings come in;
- money is shown per currency and never converted; bookings whose amount is unknown are left out rather than counted as zero.
Below come Top campaigns by bookings, Attribution coverage, Conversations per day and Booked amount per week, then the table.
The table has one row per campaign and ad, with Source, Medium, Channel, Content, Conversations, Booked, Cancelled and Amount. Click a column heading to sort. Conversations without a campaign link, a UTM tag or an ad referral are grouped as Not set — kept visible, so you can see how much traffic is untracked. Click an ad's name to open the Inbox filtered to the conversations it brought.
Export saves the table as an XLSX workbook, which also carries the daily and weekly figures, or as CSV rows.
Messenger links drop the parameters an ad adds to them. To keep the campaign name all the way into the chat, point your ads at the links from Ad links on the Channels settings page — see Channels.
Current limits
- No custom period in Analytics. Only the four presets; the ads report has a custom range.
- Past reports keep whole months only. A PDF for any other period is downloaded but not stored.
- Money is never converted. Amounts in different currencies are shown side by side.
