Integrations
Connect your property management system and Greetio keeps rooms, rates, services, reservations and availability in step with it. The AI then quotes real prices and real free dates instead of what someone typed in months ago. Open /settings/integrations, or Settings → Integrations.
Two PMSs connect directly — Servio and Exely Connect. A third kind of card appears on its own when Smart Import during setup pulled your rooms from a site such as Booking.com.
Owners and managers connect and sync. Administrators and viewers see the cards without the buttons.
Connect Servio
- On the Servio card, press Connect Servio.
- Fill in the credentials from your Servio admin panel: server URL, hotel ID, company ID, service provider ID, access token, username and password.
- Press Test & connect. Greetio checks the connection before saving anything.
Once connected, the card shows how many rooms, rates, services, reservations, service bookings and days of availability came across, and when each sync last ran.

A sync runs in the background: you can close the page and it will finish. If a sync stops reporting, the card says so — whatever it had already imported is kept, and running it again finishes the rest.
Keep your own services
Turn Sync services from PMS off if you prefer to manage services by hand in Greetio: the PMS sync will then leave them alone.
Choose the price list
Servio can hold several price lists. Servio price list shows which one Greetio quotes from; Detect price list checks again. Greetio switches to another list on its own only when that is clearly safe. If a list was found but not adopted — it costs more overall, has no nights in common with the one in use, or leaves some nights at 0.00 — the card explains why and leaves the decision to you.
Tell Greetio which line is the tourist tax
Tourist tax service is the Servio service line that carries the tourist tax. Where Servio labels the line itself, Greetio picks it automatically and says so. Otherwise choose it from the list. Until it is set, the whole bill is treated as lodging and no payment can show a tax amount. How the tax is quoted to guests is set in Property and account settings.
Connect Exely Connect
Connect Exely opens a step-by-step guide with pictures of the Exely screens. On a phone it opens as a full page.

Verify and continue checks what you entered before moving on. Leave Additional settings empty unless Exely or Greetio support gave you separate details for them. The client secret is stored encrypted and never shown again.
The last step shows the address and the API key to paste into Exely. Select every event under Events to track. Copy both before you close the guide — I saved it in Exely completes the setup, Finish later leaves it for another time.
Once connected, the card shows the same kind of counts and the same four buttons as Servio, the Sync services from PMS switch, and a Webhook delivery panel.
Watch webhook delivery
Webhooks bring changes from Exely within moments instead of waiting for the next sync.

The panel also shows when the last event arrived and was processed, how many are pending, and how many failed.
Rotate key issues a new API key. The previous one keeps working for only 15 minutes, so paste the new key into Exely right away.
Webhooks are a fast lane, not the only one: Greetio also checks Exely for reservation changes on a regular schedule, so a missed event is picked up anyway.
Booking comments from Exely
Comments on a booking in Exely are copied into the booking in Greetio, and Exely is the source of truth: an edit made in Greetio is overwritten by the next sync. Notes written in Greetio are not sent to Exely.
Adjust prices for direct guests
Prices imported from Booking.com or a PMS are often 10–15% higher than what you charge directly — the difference covers the booking site's commission. Direct channel adjustment, on every integration card, is the percentage the AI subtracts when it quotes guests who write in chat or on Instagram. Anything from 0 to 50; leave 0 if the prices are already your direct ones.
When Servio prices come from the hotel's own price list, the field is locked: those prices are already direct.
Integrations created by Smart Import
If Smart Import filled in your property from a link during setup, that source appears here as its own card. It shows how many rooms, rates, services and promotions it brought in, when it last synced, and which site it reads from. Sync Now fetches the site again and updates the content.
Current limits
- Two PMSs. Servio and Exely Connect only; other PMSs, channel managers and booking engines are not supported yet.
- Exely is read-only for notes. Nothing written in Greetio goes back to Exely.
- The Smart Import card is in English whatever the interface language.
